It is usually specified <br /> in the special permit who gets the open space. If it doesn't go to the <br /> town a deed restriction must be recorded. <br /> Public Questions: The <br /> Mrs. Eliason said she prefers the <br /> south entrance would require a large rcut th eand acreate tanother is a lcanyonat a� Not a <br /> lot of trees have to come down for the north entrance. <br /> Mrs. Antunes asked how long the road was? <br /> Mr. Ferrer said it is less than 600 feet. <br /> Mrs. Antunes asked if he will have conditions for the drainage? <br /> The Board said he will . <br /> She asked how many drains are required? <br /> Pat explained this is special permit review. All the technical standards <br /> will be discussed during the definitive plan. The detailed drainage will <br /> be shown on the definitive plan. <br /> Pat said at this point to him the north entrance seems to be clearly <br /> superior. <br /> 7: <br /> Tana agreed, the pluses outweigh the minuses. <br /> h <br /> For the record, Tom Fudala stated he prefers the southerly entrance for <br /> safety purposes. <br /> Mrs. Eliason is satisfied with the North entrance plan. She would like to <br /> : s see some nice landscaping in the front. <br /> ** Spyro made a motion to close the public hearing. Richard seconded <br /> r= the motion . All members were in favor 4-0** <br /> When writing the special permit, Tom will include the boilerplate <br /> conditions. He will need to know about the open space ownership. <br /> Charlie said the conditions include easements for the drainage, to allow it <br /> to be maintained. Tom suggested including the drainage structures in the <br /> road layout, to make it simpler. <br /> Mr. Ferrer will put both drainage structures in the cul de sac. <br /> Charlie explained the drainage easements need to be protected in the <br /> special permit. Maybe there could be a separate lot that doesn' t go to TTOR <br /> for the easement. <br /> Tana said the line of site area has to be maintained and kept clear. <br /> Mr. Ferrer suggested giving the entire front piece, with that strip and the <br /> drainage easement to the homeowners association not TTOR so it can be <br /> maintained . <br /> Mr. Ferrer will try to get an answer about the open space by next meeting. , <br /> 6 <br />
