Box 218, Wrentham, MA 02093 <br /> LOCATIQN : Assessors Map 94 , Block 4 , aka 23 Taurus Road <br /> REQUEST : Approval of 18- lot Preliminary Subdivision Plan <br /> This is to notify you that the Mashpee Planning Board , at its meeting <br /> on October 5 , 1994 , voted to deny the above request . <br /> The reasons for the denial are as follows : <br /> REASON( S) FOR DENIAL : <br /> 1 ) Section III of the Rules and Regulations Governing the Subdivision <br /> of Land in Mashpee requires that the applicant be the owner of all <br /> land included in the proposed subdivision . The required <br /> application form is to be signed by the owner. Where an agent <br /> represents the owner , the application .must be accompanied by a <br /> letter , signed by the owner, authorizing the agent to represent <br /> and bind the owner with regard to all issues relative to the <br /> subdivision proposal . The application for this project has not <br /> been signed by the owner and is not accompanied by a proper <br /> authorization letter from the owner. <br /> 2) Several different individuals ( Biggar , Harle , Sullivan , Raymond and <br /> Bliss ) are shown on the present Preliminary Plan as abutters to <br /> the 20 . 6-acre parcel being subdivided . They are not included as <br /> "Owners of Record " on the plan as submitted . Reference is made to <br /> Condition 4 of the Special Permit and Section 9 .4 . 6 . C. of the <br /> Mashpee Zoning By- Law in effect at the time of the approval <br /> regarding this issue . <br /> 3) The proposed subdivision streets , which constitute a modification <br /> of the "Great Hay Acres " cluster subdivision approved by the <br /> Mashpee Planning Board under Special Permit authority as a Cluster <br /> Subdivision on June 17 , 1987 and endorsed as a Definitive <br /> Subdivision Plan on July 15 , 1987 , exceed the 800-foot maximum <br /> length of dead end streets mandated by Section VII A. 7. of the <br /> aforementioned " Rules and Regulations . " Subsequent to the <br /> original disapproval of the original Preliminary Plan of "Great <br /> Hay Acres " on December 17 , 1986 , a revised plan showing a reduced <br /> number of lots ( 35 ) was presented to the Planning Board as a <br />
