MA 02549 AUG 19 1993 <br /> B ,1 <br /> PLANNING BOARD DECISION <br /> Applicant: New Seabury Great Flat Pond Nominpa Truet <br /> Location: Seanest Drive near Great flat Pnnd <br /> Request: Definitive Plan approval for 67 Int ciihdivic;nn <br /> This is to notify you that the Mashpee Planning Board, at its meeting on <br /> August 18 1 , voted to approve approve with conditions <br /> and/or modifications deny the ove request. <br /> The reasons for the denial, or in the case of approval with conditions <br /> and/or modifications, the conditions and/or recommended modifications, <br /> are as follows: CONDITIONS: <br /> 1) The plans shall be mod ' f ' d to ronform with tha rarnmmcndiations <br /> of the Pi anningg Board ' s Consulting Engineer in his memo dated <br /> August 18 , 199 (attached ) . <br /> Regarding memo item 3 "Drainage Design " , leaching pits shall be <br /> used for all drainage. Oil absorbent pillows shall 'be olaced in <br /> all catch basins and shall be replaced a minimum of two times <br /> per Year unless conditions require more freauent replacement. <br /> 2) The subdivision shall be developed in two phases . The first <br /> _phase_, consisting of all roads and services required for Iots <br /> 28-30 , 32 , 38 , and 40-67 , a total of 32 lots , may be constructed j <br /> upon recording of the plan The second phase consistina of the <br /> remaining roads and services and related clearing , shall not be <br /> initiated until two Years after endorsement of the olan in order <br /> to allow time for the development of additional information <br /> regarding the water quality impacts of the proiect to develop a <br /> wastewater treatment plan which will result in no significant <br /> reduction in water quality in Great Flat Pond or to develop an <br /> alternative use for the property. The Planning Board may <br /> consider advancing the time of said second phase if an acceptable <br /> wastewater treatment plan is developed or if definitive proof that <br /> the project does not lie within the recharge area of Great Flat <br /> Pond is presented to the Board . <br /> 3) The proposed streets shall be renamed in order to minimize <br /> confusion for public safety vehicles and others . <br />
