DISCUSSION <br /> Applicant: Jeff Ropes/Schlegel Corp. <br /> Location: Route 28, Map 88, Block 40 <br /> Request: Discussion of rezoning from R-3 to Commercial <br /> Mr. Jeff Ropes was present to discuss a piece of property on to <br /> 28 across from Industrial Drive. It was re-zoned residential a <br /> few years ago. They would like to change it back to a commercial <br /> use. They do not see residential zoning as working there, for <br /> obvious reasons. <br /> Tom said it was originally zoned residential , not commercial . <br /> Tony explained the process to have property re-zoned is to go <br /> before town meeting, as an individual lot it may be difficult. <br /> He also explained the Town in the process of developing their <br /> local comprehensive plan. Land use pattern throughout the whole <br /> town will be reviewed. <br /> Mr. Ropes as what the time frame was for that and if they is <br /> opportunity for input? <br /> To stated the time frame is 1 year. Input on an informal basis <br /> is through Tom, there will be public hearings. <br /> He stated a number of people have approached him about creating a <br /> soft commercial area with a list of acceptable uses, not full <br /> commercial . That is another possibility. <br /> Mr. Ropes will report back to the property owners about the <br /> Master plan . He thanked the Board for their time. <br /> Applicant: Peck/David Hendrick <br /> Location: Orchard Road <br /> Request: Discussion of proposed 2-lot subdivision; road <br /> standards. <br /> Laura and John Peck were unable to attend and Mr. Hendrick <br /> represented them. This is a 3 acre lot on Orchard Road. They <br /> would like to create 2 lots out of it. They don 't have the <br /> required frontage on orchard Road and would like some guidance on <br /> how to proceed. I <br /> To had suggested he talk with the Board because they have waived <br /> some construction standards on small projects. <br /> Mr. Hendrick sated there is no plan for the road now, he is just <br /> looking for feedback. <br /> Tony stated they would have to file a subdivision In and <br /> request the Board waive the road construction standards and <br /> engineer a proper access way, adequate to serve 2 lots and the <br /> Board will have to review that proposal . <br /> Tana asked if both lots will have access from a proposed cul de <br /> sac? <br /> 6 <br />
