MA 02649 <br /> ABLE <br /> MASHPEE PLANNING BOARD <br /> PUBLIC HEARING NOTICE <br /> Pursuant to Massachusetts General Laws , the Mashpee Planning Board will <br /> hold a Public Hearing on Wednesday , April 7 , 1993 at 8 :00 p .m. in the <br /> Mashpee Town Hall , Great Neck Road North , to review six proposed zoning <br /> articles for action at the May 3 , 1993 Annual Town Meeting as follows : <br /> 1. An amendment to Section 174-24. C. (6 ) which would reduce the <br /> minimum time between filing of a special permit application and <br /> the date of the required public hearing by the Planning Board or <br /> Board of Appeals from 45 days to 21 days . <br /> 2. An amendment to Sections 174-25 .A. and 174-3 .A. which would allow <br /> Bed and Breakfast establishments with up to nine guest rooms and <br /> Bed and Breakfast homes with up to three guest rooms in the C-1 , <br /> C-1 -SV , C- 1 -0 and C-2 commercial zoning districts and allow them <br /> to be combined with other uses allowed in the district. <br /> 3. An amendment to Section 174-26. D. (3 ) which would exempt individual <br /> lot owners who are building a home for their own residence and have <br /> not received another building permit in the previous two years from <br /> the building permit application and approval time frames contained <br /> in the Growth Management bylaw. <br /> 4. An amendment to Sections 174-4, 174-5 and 174-31 which would create <br /> a "Popponesset Overlay District" and provide that maximum building <br /> height in said district shall be 30 feet. <br /> 5. An addition to Article IX of a new Section 174-48. 1 , "Public golf <br /> course , " and an amendment to Section 174-25 which would allow a <br /> golf course open to the public in all zoning districts with a <br /> Planning Board special permit. <br /> 6. An amendment to Article III , Sections 174-4 and 174-5 which <br /> would create a new Residence District "R- 1 " in a portion of the <br /> Popponesset Beach area currently zoned as "R-3" and provide that <br /> minimum lot size in said district shall be 6000 square feet, <br /> minimum frontage 60 feet , front setback 20 feet , rear and side <br /> setbacks 10 feet , and maximum building height 2 1 /2 stories or <br /> 30 feet , typical of the existing lots in the area . <br /> Submitted by <br /> Anthony E.
