Town of Mashpee <br /> m <br /> 16 Grcnt d%ek 1�oad dNprt{i. <br /> Nlashpee, Massachusetts 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A VARIANCE <br /> V-10-28 <br /> Gilbert A. and Sondra Alexander Assessor's Map 81 Parcel 104 <br /> 35 Grant Breen Drive Book: 20777 Page: 294 <br /> Mashpee, MA 02649 <br /> A Petition was filed on June 7, 2010 by Gilbert A. and Sondra Alexander <br /> for a Variance from Section 174-31 of the Zoning By-laws for permission to vary <br /> the side setback requirements to allow for construction of a garage on property <br /> located in an R-3 zoning district at 35 Grant Breen Drive (Map 81 Parcel 104) <br /> Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts <br /> General Laws Chapter 40A. Notice was given by publication in The Mashpee <br /> Enterprise, a newspaper of general circulation in the Town of Mashpee, on July 9, <br /> and July 16, 2010, a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on <br /> July 28 2010. The following members of the Board were present and acting <br /> throughout: Board Members Robert G. Nelson, William A. Blaisdell, John M. <br /> Dorsey and James Reiffarth, and Associate Board Member Ronald S. Bonvie. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to <br /> the provisions of Massachusetts General Laws Chapter 40A §10 and the Town of <br /> Mashpee Zoning By-laws. <br /> Mr. and Mrs. Alexander represented their Petition. Mr. Alexander said <br /> that they would like to expand their existing garage to accommodate both of the <br /> family vehicles, especially during inclement weather. The proposal requires <br /> Variance relief from the side setback requirements. Mrs. Alexander said that a <br /> densely wooded area exists between the subject property and the abutting house <br /> on the side of the proposed addition. <br /> The Board received a letter from Mr. and Mrs. Bryan Lihzis, abutters <br /> residing at 11 Grant Breen Drive, stating that they do not have any objections to <br /> the project. <br /> GENERAL, FINDINGS: <br /> that the subject property is located at 35 Grant Breen Drive and consists of <br /> 26,353 square feet of land. <br />
