8. Prior to any commencement of construction on the Project or clearing of the <br /> Property, and in any event, prior to October 31, 2007, the following aspects of <br /> Phase I must be completed to the approval of the Board's engineer, such approval <br /> to be in writing: <br /> a. Complete top wearing surface of paving. Repairs to the edges of the <br /> binder will be required prior to the application of the wearing surface; <br /> b. Complete plantings within the bio-retention areas, <br /> C. Reconstruct the travel - circle at the entrance road to reflect the propene <br /> width of pavement which should be 16' wide with a 4' grassed shoulder, <br /> d. Complete all "Cape Cod" berms, <br /> e. Install paving blocks in the three designated locations around the center <br /> island, <br /> f. Remove filter fabric from within catch basins and repair erosion damage <br /> to bio-retention areas, <br /> g. Mortar in all drainage and septic system castings; bring to proper grade for <br /> wearing surface, <br /> h. Adjust the grading around the pump station of the septic system to prevent <br /> the ponding of water in and around the cover, (presently surrounded by 6" <br /> landscape timbers that can trap and collect water), <br /> i. Regrade the shoulders on the right side of the entrance road to include a <br /> swale, <br /> j. Regrade the area beyond the cul-de-sac at the end of the residential street <br /> to a slope of 3:1 as shown on the approved plans, unless the Board's <br /> engineer approves existing conditions. <br /> k. Repair the main detention area to the rear of the Phase I site: (i) The slopes <br /> are partially eroded and there is sediment buildup at the bottom; (ii) Stone <br /> riprap was partially placed but not in accordance with the approved plans; <br /> and (iii) Castings have not been mortared in place in accordance with the <br /> approved plans. <br /> 1. Complete loam and seed and landscaping on slopes and around the <br /> completed duplex units. Repair existing erosion, as needed. <br /> in. Complete the slope of the berm to the rear of the units that abut the <br /> adjacent"Ken-Mark" commercial site to the 2:1 slope. <br /> n. Complete the loaming and seeding for the area around the entrance to the <br /> duplexes along Center Street. <br /> o. Prior to final paving, mortar in the catch basin grate at the low point of the <br /> Phase I driveway. <br /> 9. The exterior and landscaping for the final duplex in Phase I shall be completed by <br /> January 1, 2008. No work on Phase II, as approved hereunder, may commence <br /> until the work under this paragraph has been completed. Excepted from the <br /> provisions of this paragraph is any landscaping that may be affected by the <br /> construction of the Project driveway, presently shown as Schooner Lane and the <br /> adjacent grading easements (total lay-out of 60') on the Plans. <br /> Southside II-find permit 6 <br />
