Prior,to the commencement of substantial clearing or other site work, <br />the applicant shall provide full site plans to address the number of parcels. <br />A subdivision plan would be presented for the layout of streets. <br />Consideration for the applicant to create formal lots on an as needed basis <br />to avoid excess tax bills for each property. It was recommended that a <br />certain amount of clearing per phase be incorporated into the permit. <br />It was agreed the matter would be further discussed with representing <br />counsels. <br />4. Additional Language to be incorporated — Final Site Plans; 45 Day <br />Review Period (subject to review, flexibility & conformance) A public <br />hearing is not a requirement. The applicant recommended that <br />additional language be added; if the plan is in general conformance <br />with the Master Plan, such plan shall not be withheld. <br />5. Light spill onto neighboring properties — The light plan shall provide <br />adequate lighting for safe movement on the street and sidewalk, and it <br />would not degrade the quality of life in the building. <br />• 6. To further define — Final Site Plans; Dumpster locations. First <br />sentence wording to read: The Final Site Plans shall indicate final <br />dumpster from multi -family locations, with the exception of the single <br />family homes, for which, dumpsters will not be provided. <br />Specifications shall be incorporated into this item to define what is <br />acceptable. To avoid multiple trash carriers, two selected days would <br />be permissible for curbside pick-up, single-family homes. Deed <br />restrictions regarding receptacles and the placement of trash were <br />disclosed. <br />7. To re -write Language — Final Landscaping Plan. Suggested re -wording; <br />All plantings to include street trees and Dlantines in a sidewalk (common <br />areas) shall be.guaranteed for at least two years. The landscaping would <br />be maintained by Jobs -Whitings Trust or the homeowner. <br />8. To modify Language — Final Site Plans; Construction Mitigation. <br />To add language re: Site clearing and incorporate recommended language: <br />routes that meet approval of the Mashpee Police and Fire Departments; <br />and (iv) a concise construction mitigation involvine erosion control and a <br />sequencing plan for Jobs Fishing Road. <br />0 <br />
