Town of Mashpee
16 Great Veck load JUorth
BU 1W,,achusetts 02649
ashpee,
• MASHPEE ZONING BOARD OF APPEAL
Decision for a Variance
RE: A&M Land Services 32 Woodland Trail
Owner of Record: Jeanne E. Adams Map 29 Parcel 10
Revocable Trust V-03-107
A Petition was filed by A&M Land Services on July 22, 2003 for a Variance
from Section 174-31 of the Zoning By-laws for permission to vary the frontage
requirements and lot size requirements under current zoning to deem this lot buildable.
This property is located in an R-5 zoning district at 32 Woodland Trail (Map 29 Parcel
10) Mashpee, MA. Owner of Record: Jeanne E. Adams Revocable Trust of Teaticket,
MA.
Notice was duly given to abutters in accordance with Massachusetts General
Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a
newspaper of general circulation in the Town of Mashpee, on August 1, 2003 and August
• 8, 2003 a copy of which is attached hereto and made a part hereof.
A Public Hearing was held on the Petition at the Mashpee Town Hall on
Wednesday, August 13, 2003, at which time the following members of the Zoning Board
of Appeals were present and acting throughout: Robert Nelson, Richard Guerrera and
Marshall Brem.
The Mashpee Zoning Board of Appeals issues this Decision pursuant to the
provisions of Massachusetts General Law, Chapter 40A, Section 10 and the Town of
Mashpee Zoning By-laws.
Mr. Michael Aucoin represents the petitioner in this hearing. They are seeking a
Variance in order to have a lot in a landlocked subdivision become buildable. He
proposes to combine 4 lots currently in the subdivision that individually do not meet the
current zoning requirements. The R-5 zoning district requires 80,000 square feet per lot
and 150 feet of frontage. The end result of his proposal would contain a lot with 52,400
square feet and 108.24 feet of frontage. Each of the proposed lots is assessed as
individual lots and taxes have been paid accordingly. Building Inspector Russ Wheeler
•
