The <br /> property has always been taxed by the Town as a two-family home. y <br /> FiW Y.111 i.6. <br /> Mr. Caf-yn said that the Petitioner has been required by the Bank to provide clarification <br /> on the use of the subject property for transaction purposes. As the listing broker for the <br /> property, Mr. Caffyn asked the Board to grant the Special Permit and Variance to allow <br /> the potential buyer of the property to continue to use the home as a two-family residence. <br /> ffi, <br /> Mr. Caf-yn submitted letters from several neighbors in favor of the Petitions. <br /> Mr. Govoni read a memo from the Fire Department that referred to Section 47-4 of the o"� <br /> Town By-laws and requested the installation of a"heat detector system,transmitting to a <br /> U.L. Listed Central receiving station" in the two-family residence. <br /> fi <br /> Mr. Govoni also read a letter from Mr. and Mrs. James A. Krizansky, abutters at 119 <br /> Shore Drive, in opposition to the proposal. They expressed concern with the front of the <br /> dwelling that looks like a two-family duplex and that the proposed addition does not meet <br /> the minimum square footage requirements. <br /> Mr. Govoni stated that the dwelling predates zoning by-laws by many years. <br /> Mr. Borgeson asked Mr. Caf-yn to clarify the intent of the request. Mr. Caffyn asked if <br /> the Board would certify the dwelling as a two-family residence. He also requested the w <br /> Board to allow for demolition of the existing dwelling and allow for reconstruction as a <br /> two-family home on the property. loll <br /> F '" <br /> Mr. Borgeson said that the existing dwelling can be grandfathered to allow for the <br /> two-family home and for construction of the decks. He said that if the existing <br /> dwelling is demolished, only a single-family dwelling could be constructed on the subject <br /> property. Mr. Govoni confirmed that expansion of a pre-existing,non-conforming '01 <br /> structure is allowed by the By-laws; but that demolition of the dwelling would not be <br /> grandfathered and that it would be unable to meet the minimum lot coverage <br /> requirements. ^ „� <br /> Mr. Krizansky questioned why the dwelling didn't have to meet current zoning and why <br /> the proposal does not have to look like a single-family dwelling. He expressed concern , f <br /> with the new owner modifying and adding another story to the existing dwelling. <br /> The Board assured Messrs.
