Taylor SP-01-92 112 Waterway <br /> Map 105 Parcel 219 J <br /> A Petition was filed on August 8, 2001 by Carol A. Taylor of Norwell, �� <br /> Massachusetts for a Special Permit under Section 174-20 of the Zoning By-laws for <br /> permission to demolish an existing dwelling to allow for construction of a single-family <br /> home on property located in an R-3 zoning district at 112 Waterway (Map 105 <br /> Parcel 219) Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, <br /> a newspaper of general circulation in the Town of Mashpee, on August 24 and August <br /> 31,2001, a copy of which is attached hereto and made a part hereof. <br /> The September 12 2001 Public Hearings were canceled due to the national <br /> tragedy that occurred on September 11 2001. A Public Hearin was held on the Petition <br /> g Y P � g <br /> at the Mashpee Town Hall on Wednesday, September 19, 2001, at which time the <br /> following members of the Zoning Board of Appeals were present and acting throughout: <br /> Edward M. Govoni, Robert G. Nelson and Richard T. Guerrera. it <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A Section 9 and the Town of <br /> Mashpee Zoning By-laws. <br /> Mr. David Sanicki of Cape & Islands Engineering represented the Petition and <br /> stated that there is no proposed increase in bedrooms. He submitted pictures of the <br /> iI <br /> existing dwelling on the subject property and a copy of the proposed extensive <br /> landscaping plan. Mr. Sanicki said thatplans call for the demolition of the existing <br /> dwelling to be replaced with a new home that would be constructed approximately 38 <br /> feet from the top of the coastal bank. <br /> The Board of Health has approved installation of a new septic system. The <br /> Conservation Commission has also approved the project. The Zoning Board of Appeals jl <br /> has granted the Petitioner permission to vary the setback requirements to water and j <br /> wetlands and the front, side and lot coverage requirements to allow for construction of <br /> the new home. <br /> No comments were received from abutters.
