I
and Board approval. There was also a spirit and intent to try to
save as many of the tall and high diameter trees.
11."1 A':YIr1l
Mr. Eldredge pointed out that there is one duplex proposed
on the Plan; twenty-four fourplexes; eight sixplexes; and the
existing units. There is a drainage plan for the project which sir" a
has to be reviewed in greater detail with the Consulting k
Engineer.
The Board Members then determined to address the physical
issues of the project. Attorney Butler deferred to the
Architect. j
Mr. DiMeo identified himself for the record as Peter DiMeo.
He explained that the exterior design incorporates the tradition
of a Cape Cod appearance. There is a Cape Cod House, a Saltbox
and the appearance of add-ons, which is tradition with Cape Cod
houses. Mr. DiMeo made reference to the Plan stating the garages I
account for a major portion of the added building area of the
site. There are master bedrooms on the first floor which were
designed with the elderly in mind. Mr. DiMeo pointed out peaked
structures, garage doors, high pitched second floor roofs, double
hung windows. He made reference to second floor bedrooms and
loft areas that overlook living room and dining areas. He
mentioned the
possibility of reducing the number of doors facing
the street. The interior entrance courts would be paved and rt landscaped; the exterior entrance courts would have arbors and
plantings. He pointed out the rear and side units which would , a,r•
have patio and terrace style landscaping. ,i.
Patrick Coffey inquired as to the floor plan and ground
floor level of the master bedroom design that would skew
y opposed to an other buyer.
purchases towards the elderly as o y y
Mr. DiMeo answered it was his belief that not every buyer
would be elderly, but there would be a percentage and they would
have the advantage of having the master bedroom on the first
floor.
Dennis Balzarini asked about the proposal to eliminate some
of the garages. .11
yr,
Mr. DiMeo made reference to the Plan indicating the lil `It
i
repositioning of the doors so as not to have them facing the I'10'p
„
street. This could be accomplished by sliding the end garages
over to allow for it.
g ,I! ri=
Attorney Butler explained that the two concerns (he did not
attend the most recent meeting) that he heard coming from the gSr i
existing unit owners was the appearance and size. One way to
address those issues is to eliminate the front garages. Attorneyit449 '
Butler further explained that the xp potential developer is looking 1
at a market that is more skewed towards older people. From a iN`
