16 Great Neck Road North <br />.Mashpee, Massachusetts 02649 <br />contiguous to the Willowbend Golf Course. With these changes the total <br />unit count for the Willowbend project would be increased to 287 if the <br />Board authorizes the annexation of 275 Quinaquisset into the Willowbend <br />Special Permit as allowed. 287 dwelling units is the maximum number of <br />dwelling units authorized under the Special Permit. All units will be <br />connected to and served by the existing privately owned wastewater <br />treatment plant which serves the entire Willowbend project. <br />Jack McElhinney, Attorney representing Southworth, is here tonight with Matt Eddy to hold two <br />separate Public Hearings. First is an update of a continued Public Hearing on the Cranberry <br />Point project. The second is related to the modification of the bedroom count cap included in <br />the 1991 permit. Starting with Cranberry Point, not much has happened, with no formal <br />changes in the plan. The Conservation will review the process with Mr. Eddy in the coming <br />weeks. <br />Mr. Eddy went through changes to the site plan last time, and those changes were brought to <br />the ConCom. The Commission is hiring a third party reviewer to look at the overall project. <br />Drew McManus submitted a contract to the Town Manager and it is currently under review. <br />One thing he would like to clarify, at the Public Hearing two weeks ago he stated during the <br />Conservation Commission review, Drew stated he felt this project was a net environmental <br />benefit. It was questioned later in the meeting that was never said, but after holding many <br />conversations with Mr. McManus, he still feels as though they are on the same page. <br />Mr. McElhinney recognized that several Board members have reservations about the current <br />layout of the project. They are prepared to withdraw the Cranberry Court without prejudice, and <br />request to continue this Public Hearing. They would like to have a discussion about the <br />bedroom count, and if that is a favorable conversation they would prepare to withdraw. They <br />would intend to refile, but they have some work to do in addressing concerns. The bedroom <br />count is the central issue they would like to focus on. <br />MOTION: <br />Mr. Balzarini made a motion to continue this Public Hearing to 7:30P.M. Seconded by <br />Ms. Waygan. All in favor. <br />7:15P.M. <br />Applicant: Southworth Mashpee Properties LLC <br />Location: Willowbend Permit Area <br />Request: Applicant proposes to modify the Willowbend Special Permit by amending <br />the condition limiting the number of bedrooms allowed in the project. <br />2 <br />
