Town of Mashpee
16 Great Neck Road North
W; Mashpee, MA 02649
jVq
Minutes of Meeting
Design Review Committee
Tuesday, August 16, 2022
Mashpee Town Hall Waquoit Meeting Room
Design Review Committee Members Present: Dave Morris, Jonathan Furbush, and
Karen Faulkner. Tyler was absent.
Dave called the meeting to order at 8:31 am.
NEW HEARINGS
8:31 am Project Address: 502 Main St.
Business name: WCR, Inc. d/b/a Napa Auto Parts Cape Cod
Owner/Agent: The 502 Main Street, LLC
Arch itect/Engineer: CES Designs, LLC
Request: Applicant seeks change of use to allow operation
of Napa Auto Parts Store under §174-25 (E) 12; §174-25 (G) 6, and two signs:
one entrance sign, and a building sign both measure approximately 10' high and
7.5' wide.
Attorney Christopher Kirrane represented the application. Also present was the Business
Owner, Bill Drinan. The application will be a change of use to the existing building to Napa Auto
Parts. There are two small design changes to the building itself; one window in the front will be
replaced with a garage door, and also adding another entry door. There are no other changes
to the structure; just interior changes. The building will have the same color scheme. There will
be two signs; the sign at the street entrance of the lot will be 10 ft. x 7 ft., and a building sign
approximately 3 ft. high by 6 ft. long; 48 sq. ft.
Ms. Faulkner asked about the lighting of the sign. Internal lighting is not allowed.
Mr. Furbush asked about the size of the building sign. Mr. Morris has no problems with the
building sign.
Mr. Morris wants to make sure that the building sign is not raised above the roof line. The
awnings will be replaced.
Mr. Morris said that the entrance sign could potentially block the view to the street. He would
prefer a different design. The sign should be 5 ft. from the street. The wall building sign should
have halo-lights instead of internally lit.
