Due to the meeting on the 6t" having a busy schedule with zoning articles and <br />Southworth, September 20, 2023 was proposed for 7:20P.M. Mr. Kirrane also requested the <br />90 day extension for the 120 day time period for definitive subdivisions. <br />MOTION: <br />Mr. Richardson made a motion to continue this matter on Pleasantwood Homes, LLC <br />for approval of a special permit for a cluster subdivision at 20 Tudor Terrace be held on <br />September 20, 2023 at 7:20P.M. Seconded by Ms. Waygan. All in favor. <br />7:15PM <br />Applicant: Pleasantwood Homes, LLC <br />Location: 20 Tudor Terrace (Assessor's Map 29 Parcel 198) <br />Request: Applicant is seeking approval of a Definitive Subdivision Plan of <br />land that would create three new 40,000 sq. ft. building lots by <br />dividing the 6.024 acre subject property. The remaining land area <br />totaling approximately 3.021 acres is proposed for open space as <br />required by the Mashpee Zoning Bylaw. The three lots proposed <br />obtain frontage via an extension of the existing public way called <br />Tudor Terrace. <br />MOTION: <br />Ms. Waygan made a motion to continue this matter to September 20, 2023 at 7:25P.M. <br />for the approval of the definitive subdivision. Seconded by Mr. Oakley. All in favor. <br />MOTION: <br />Ms. Waygan made a motion to grant the application request for 90 day extension of 120 <br />day time period that the Board has to file the application decision with the Town Clerk. <br />Seconded by Mr. Balzarini. All in favor. <br />NEW BUSINESS <br />Discussion of proposed amendments to Tree Bylaw and possible vote to accept those <br />changes for submission to Select Board <br />Mr. Lehrer commented prior to he and Ms. Faulkner's presentation to the Select Board going <br />over general plans, he received some questions from the DPW Director. It provided a number <br />of opportunities to find clarity in defining intent. He provided a memo and an updated draft <br />dated August 7t". Since this was the Planning Board article he wanted to present changes to <br />the Board with hopes the Board would agree that they are prudent changes to consider. None <br />of the proposed changes to the article alter the scope, it just provides clarity to certain <br />questions. <br />2 <br />
