16 Great Weck RoadWorth
-Mashpee, -Massachusetts 02649
Attorney Chi rstopher Kirrane stated this project was brought before the Board prior as a
prospective plumbing supply. One of the major concerns was traffic and resulted in a 3-2 vote.
We have a prospective user who wants to use it as a storage structure. Applicant has a small
vintage car collection. There will be no sales, no auto repair work, just storage of vehicles.
There are less than 15 cars that will require storage.
This is a private owner using the facility, on occasion the cars will go to shows and a small
trailer will come transport the vehicle. There will be no show room or offices. Those will be
eliminated from the plan. It will be labeled as storage and a bathroom, and those plans will be
amended in accordance with representation. There will be no outdoor storage.
Mr. Hansen supports this proposal; his fear is that in 3-5 years they come back for a
modification for trailers and boats and an outdoor storage space.
Mr. Kirrane would have to bring a modification to this Board and the Board can mention that.
Mr. Oakley asked that expansive driveways be impervious and native plants are planted, the
bylaw requires certain vegetation.
Robert Dewar with Bracken Engineering stated once construction is complete and the land has
stabilized it will be restored back to its native state. There is almost no landscaping, he will be
proposing 11 trees to be planted, mostly red oaks, which are a native species. The area
around the rain garden will be maintained. Asphalt is being proposed in areas to be paved, the
water does flow down to a rain Swale and garden for storm water treatment. The gravel
provides small infiltration.
Mr. Fudala asked to add grass instead of gravel. If it was a sticking point for the Board, it could
be conditioned.
The fence is solid stockade wood across front and rear, complying with the historic district. The
fence shall be the same as former proposed use.
Mr. Pesce requested a light or something reflective on the gate, so no one drives up.
Reflective tape may be less intrusive to neighbors.
Mr. Fudala would advise keeping the hearing open.
Mr. Hansen would like to keep it open and wait to see a plan, then make a decision.
Michelle Brum- She lives off Ashumet across from this entrance. Is this property going to be
sold, or is this a lease? If he decides to sell or changes to another lease, will all these
2
