MEETING MINUTES JANUARY 8, 2025 MASHPEE ZONING BOARD OF APPEALS Mr. Ganzenmuller read that the Conservation meeting is being heard on January 9, 2025. He read the Board of Health comments into the record; "3 bedroom house, I on the first floor and 2 on the second floor. No door on second floor office. Septic designed for 3 bedroom." Mr. Furbush visited the site and mentioned that the road is situated in circumference around this property, and asked if the water runoff will be affect the lot if filled to bring the lot up higher. Attorney Wall said that there is no fill proposed, and there is minor grading proposed, and the house will be situated away from the pond. Mr. Borselli stated that the land as it exists today is the lowest part of this neighborhood, and currently water flows over this property, and into the pond. There are minor amounts of fill proposed, and the lot will be graded 12-18 inches, and there will be lawn area surfaced with a swale installed onto the property so the surface water will be collected onto the property, he cannot speak for the other houses in this neighborhood. The drainage criteria is for a 25-year event on the that the water is collected on this property. Mr. Goldstein asked if the septic system will be filled. Mr. Borselli said that yes, it is a vaulted denite septic system, and was approved by the Board of Health. Mr. Bonvie wants to make sure that all the water is collected on this site. He wants the criteria submitted along with the drainage calculations, either by rational method, DEP or NOA standards, and approval by the Conservation Department. Mr. Borselli explained to the Board that he will create a shallow grass lined recharge area. The runoff from the roof and surfaces will have a berm, and will be graded to prevent any water flowing onto the street, and prevent any other water runoff from other properties flowing toward this lot. Mr. Morris mentioned that he is anxious to get this project approved. He would prefer this hearing be approved and conditioned upon Conservation approval. The Board disagrees, and would rather see the drainage calculations presented at the next hearing. The Board asked Mr. Borselli if Concom generally asks for drainage calculations. He said that the application hasn't been heard yet. Mr. Bonvie asked Attorney Wall for a date to extend. He asked for a continuance until February 12, 2025 hearings. Mr. Furbush made a motion to extend the hearing until February 12, 2025. Ms. Sangeleer second. All were in favor. 13
