Seymour <br /> 1 Nehoiden Road,Map 125, Parcel 108 <br /> Mashpee, MA 02649 <br /> FINDING-2024-33 <br /> SPECIFIC FINDINGS <br /> In view of the foregoing,the Board determined the Petitioner met the criteria for a Written Finding. <br /> Upon motion duly made and seconded at the Public Hearings on Wednesday, July 10, 2024 the <br /> Zoning Board of Appeals voted unanimously to issue a Written Finding to Owners, Gerald C. and <br /> Linda V. Seymour under §174-17 and §174-33 of the Zoning Bylaws to allow for alteration, and <br /> extension to a pre-existing,nonconforming detached garage on property located in an R-3 Zoning <br /> District, at 1 Nehoiden Road, Map 125, Parcel 108, Mashpee, MA with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Written Finding <br /> under Mass General Law 40A Section 6. <br /> 2. Site Plan —Prepared for Gerald Seymour, 1 Nehoiden Road, Mashpee, MA. Date: <br /> 5/22/2024, Scale: 1" = 40', Stamped and signed by: David Sanicki, No.: 28085, <br /> Professional Land Surveyor. Falmouth, MA. <br /> 3. Building Plans —Prepared for Seymour Residence, 1 Nehoiden Road, Mashpee, MA. <br /> Design: Add new living space above existing garage. Prepared by: JB Designs, Date: <br /> 7/15/23. Page 1: Proposed Left, Front, Right and Rear Elevation,Page 2: Proposed second <br /> floor plan, Page 3: Shear Wall Elevations, Page 4: Studs and Headers. <br /> 4. Conditioned on all Town Department comments read into the record including but not <br /> limited to the Board of Health and Conservation Department comments. <br /> 5. The Board finds that the proposed project under §174-17 and §174-33 is not substantially <br /> more detrimental than the pre-existing, nonconforming structure or use to either the Town <br /> or the neighborhood. <br /> 6.
