MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Owner,Martin J. Reilly <br /> 15 Childs Road, Map 114, Parcel 93, <br /> Mashpee, MA 02649 <br /> SP-2024-54 <br /> Attorney Kirrane consulted with his client, and he is agreeable to reducing the size of the garage <br /> door to 8 ft. <br /> Mr. Bonvie addressed the audience,and explained that the applicant has agreed to lower the height <br /> of the garage door, and the ridge height of the dwelling. As one member of the Board, he is a lot <br /> more comfortable to agree that this change is less detrimental to the neighborhood. <br /> There were no further comments from the Board or audience. <br /> GENERAL FINDINGS <br /> The subject property located at 15 Childs Road contains a total of 4,000 sq. ft. of land. The subject <br /> lot is located with the R-3 Zoning District and has the following minimum dimensional <br /> requirements: <br /> Minimum Lot Size—40, 000 sq. ft. <br /> Minimum Frontage— 150 ft. <br /> Minimum Front Yard Setback—40 ft. <br /> Minimum Side and Rear Yard Setbacks— 15 ft. <br /> Minimum Percent Lot Coverage—25% (§174-31 fn. 16). <br /> The Board of Health comments dated December 6, 2024 were read into the record; "Septic <br /> Designed for 2 bedroom with IIA Technology, house is only I bedroom. No problems with Health <br /> Department. " <br /> The Conservation Department comments dated December 2, 2024 were read into the record; <br /> "Resource Areas: Land Subject to Coastal Storm Flowage (LSCSF) - NOI application received <br /> approval with a unanimous vote due to IA septic install and mitigation plantings on a lot were no <br /> natural vegetation currently exist. The following conditions were applied to the approval: Two <br /> year mitigation monitoring and maintenance contract with a certified professional.
