MA 02649 1 <br /> PLANNING BOARD DECISION <br /> w <br /> Applicant: John Elliott, Meadow Pond, Inc./William G Weller, Agent <br /> Location: East of Great Hay Road and west of Lisa Lane, 'Tracy Lane <br /> h, alio uia Lane <br /> Request: Approval of Preliminary Subdivision Plan <br /> �C <br /> This is to notify you that the Mashpee Planning Board, at its meeting on ffk <br /> voted to approve approve with conditions <br /> and/or modifications X deny the above request. <br /> The reasons for the denial, or in the case of approval with conditions <br /> and/or modifications, the conditions and/or recommended modifications, <br /> are as follows : <br /> Reasons for Denial : <br /> 1 . No evidence that the roads leading to t*e proposed subdivision from <br /> Great Neck and Degrass Roads are adequate to handle the additional <br /> traffic or that they have proper drainace. (Please note the Board's <br /> 1971 denial for similar reasons. ) <br /> 2. The curve at lots 3 and 4 does not meet iinimum radius requirements. <br /> s. A cul-de-sac turnaround should be provi-ed at the end of Tracy Lane. <br /> 4. Provision of open _pace%recreation area '-s inadequate. <br /> 5. Proposed lot 21 is not accessable from the subdivision' s road system <br /> and does not contain adequate level area for a recreation facility. <br /> The Board suggests the. the original lc7 3 be designated for open <br /> space/recreation use. This would allow ..ie shortening of the <br /> cul-de-sac roadway in �_�at area. <br /> (Over) <br />
