Article 67 (continued) <br /> and shall be superior to a conventional plan in preserving <br /> natural open space, utilizing natural features of the land, <br /> and allowing more efficient provision for public services. <br /> Where applicable, the Open Land shall be located in Primary <br /> or Secondary Conservation Areas designated by the Mashpee <br /> Open Space Conservation and Recreation Plan. <br /> 112. The total number of lots for building purposes within the <br /> the tract shown on the plan shall be not more than the <br /> number of times that the total upland area of the tract, <br /> in square feet, exclusive of water, wetlands as defined <br /> by . Section 40-, Chapter 131 of the General Laws, and existing <br /> and proposed streets , roads and other travelled ways, is <br /> wholly divisible by the minimum lot size, in square feet, <br /> normally required for the zoning district in which the <br /> tract is located. " <br /> (3. NO CHANGE) <br /> 1'4. Each lot shall have a mini=u frontage of seventy-five (75) <br /> feet on a public or private street except as provided for <br /> under footnote number 1 of Subsection 7. 4. " <br /> 115. The minimum lot width at the required minimum setback line <br /> shall be. not less than one hundred (100) feet. " <br /> (6. NO CHANGE) <br /> 917.' Provisions shall be made , by way of a deed restriction <br /> enforceable by the Town of Mashpee, so that the required <br /> Open Land. shall be: <br /> a) Restricted to agricultural, open space or park uses <br /> and, except for agricultural uses, shall be left in <br /> essentially its undisturbed natural state , except <br /> for pedestrian, equestrian or bicycle trails, minor <br /> clearing for passive recreation purposes , areas dis- <br /> turbed for water wells, pumphouses and related access, <br /> provided that such uses or activities may disturb <br /> no more than ten (10) percent of such Open Land; <br /> b) Open to such allowed uses by at least the owners and <br /> occupants of the lots in the tract in the case of <br /> ownership under criterion 6. c above, and to the general <br /> public in the case of ownership under criteria 6.a <br /> and 6 .b above ; <br /> c) Restricted so that no structure , road, parking area, <br /> tennis court or similar development shall be erected <br /> thereon, except for pumphouses and similar minor <br /> Public utility .structures , and so that no such struc- <br /> ture shall be more than fifteen (15) feet in height. " <br />
