Moores
Subject: New Seabury Signage
Dear Mashpee Board of Selectman,
I am writing to express my concern over the signage that New Seabury has erected over recent
months. I have been following the Town's reaction to these unapproved signs closely and I understand
that N.S. has been ordered by the Building Commissioner to remove the signage until such time as the
Selectman can meet on the issue. Generally, the number of signs increased, sign sizes and sign
content have changed. I would hope the Board of Selectman take the time to consider the following
points.
1) None of the signs were approved by the Building Commissioner or were approved by Site
Plan Review prior to installation.
2) None of the existing signs conform to current Zoning and all signs are located in the public
way and not Grandfathered under N. S. special permit. None of the signs can be deemed
"replaced" or"repaired" because they have grown in size, shape and content.
3) Real Estate Sales information including "New Homes" and "Sales Office" have been affixed
to these signs along with directional information, far outside of the Zoning regulation for
these types of signs.
The Board of Selectman should consider the negative "billboard" like menagerie that has been erected
and deny the permit for these signs for the following reasons.
1) N.S has a prominent sign at the Rotary and a prominent entry sign, it no longer has any
need for the "warning sign" on the approach.
2) N.S has erected a sign near the entrance including one with "Sales Cottage" and "Main
Entrance". This sign is unnecessary because the Main Entrance sign can be seen from this
sign. Another new sign directs to another subdivision.
3) There are other new directional signs of the same size with pointers to "South Cape Beach"
and "Mashpee Commons" and two signs warning owners of homes in Little Neck Bay that
their subdivision entry is 500 ft, and another sign 200 ft. away. Both these signs have grown
in size and are completely unnecessary. In the case of the 500 ft. sign it is located on a tight
curve and blocks views of oncoming cars and is certainly a safety hazard. For safety
reasons the DPW should be involved in the decision.
Each of these signs should be considered individually as to their necessity. I cannot see any
reasonable justification for even one of these signs. Since these signs are not covered by the N.S.
Special Permit will a precedent of allowing these signs allow other developers to apply for approach
signs and real estate sales signs outside of current zoning? The Town has come a long way
developing Zoning requirements and has been strict on enforcement and this type of unnecessary
clutter.
Please consider allowing only signs designed around real necessity and legitimate traffic direction, and
eliminating the approach and Sales signs. Please consider removing these "State Park" like signs
12/3/2008
