Town of Mashpee <br /> wi. 1a70 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> 4 <br /> ���Q��'6MUW M�'4�4• <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MARCH 12, 2025 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, March <br /> 12, 2025, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great <br /> Neck Road North. Vice Chair, Sharon Sangeleer, Board Members, Jonathan F urbush, <br /> Scott Goldstein, Bill Blaisdell, and Associate Members, Robert Caggiano, Charlie <br /> Reidy, and Mike Milbury. Also present was Building Commissioner, David Morris. <br /> Vice Chair, Sharon Sangeleer opened the meeting at 6:00 pm and announced that <br /> the hearings were being televised live on Mashpee TV. He will take comments after <br /> each hearing. <br /> 9 Santuit Lane: Owner, R Investments, LLC requests a Special Permit under §174- <br /> 17.1 of the Zoning Bylaws to raze a pre-existing, nonconforming single-family <br /> residential structure and replace it with a new single-family residential structure <br /> and garage on property located in an R-5 Zoning District, Map 30, Parcel 15, <br /> Mashpee, MA. <br /> Attorney Brian Wall represented the application request seeking to raze and replace <br /> a single-family dwelling. Also present was Mike Borselli, with Falmouth Engineering. <br /> Mr. Wall explained that the existing house is in an extreme disrepair, and was <br /> confirmed by the Building Commissioner that it needs to be demolished. The site <br /> was secured and is surrounded by security fence. <br /> On January 8, 2025, Mr. Wall gave a full presentation of the request, however at <br /> that meeting he did not have Conservation Commission approval, and the <br /> Commission had to reschedule their hearing due to lack of a quorum. The Board <br /> made it clear its preference to have that approval before proceeding so and asked for <br /> a continuance. Mr. Wall said he since appeared before the Conservation Commission <br /> and obtained unanimous approval of the project from the Commission, and also <br /> approval from the Board of Health of the septic system. A revised plan was submitted <br /> with revisions that included the house slightly smaller, and removal of the garage. <br /> 1 <br />
