Design Review -2- December 8, 1999
3. Ronald Mycock — One retail building and one office building next to Augat
Discussion centered on the placement of the buildings on the lot, the possible
elimination of some parking spaces, and the fact that the lot is in a Well Zone 2,
recharge area. The wetlands are a concern. The septic design will need some
examination.
It was noted the Conservation Committee has not yet approved this plan. It tends
not to favor pit drainage. Following Conservation's approval, the BOA needs to
make its judgment.
It was suggested the 12" or greater trees be flagged and saved to preserve a 20 ft.
buffer strip. A few shade trees should be added in strategic locations. The more
natural plantings that are saved, the better; parking should be screened. More
detailed landscaping and grading plans are needed.
The building will be gray clapboard shingle. Locations of mechanicals and
dumpsters need to be defined. Elimination of the flat roof was suggested. The
color, location and design of signs need to be addressed. It was suggested signs
be installed over the doors; some pictures of the corner may be helpful.
The meeting moved across the hall at 7:25 p.m.
4. Mashpee Commons — Liner Building changes and Gap addition
Messrs. Doug Storrs & A. John Renz explained the plans for the liner buildings &
Gap addition. The plans for the liner buildings included signage location, additional
glass to rear windows and doors, additional lighting, and trellis work along the rear
of the building.
* All in attendance agreed they had no objections to Mary LaBlanc's input.
It is hoped a more staggered look can be created without changing the footprint of
the buildings. A dropped roof line, wooden overhangs, wider corner boards,
transoms, dummy vents, canopy lamps, projection signs and blade signs in some
areas may enhance its appearance. Additional overhangs will create more of a
shadow. The applicants said they can create the illusion without changing the
footprint. There were no objections.
Gap Expansion — The facade was examined in relation to Rt. 151. The rear of the
building will have a stair tower with glass display window. There is concern
regarding the big wall, which may be covered with landscaping. A site study was
suggested. An analogy was made to Poppenssett Marketplace where heavier
molding, natural trellises over the doorways, and sparrow catchers are utilized.
