Design Review Committee -2- September 27, 2000 <br /> At the back of the building, on the westerly facing side, the fagade has been <br /> changed. At the front of the building, on the easterly facing side, the height <br /> and pitch of the roof has been changed. The stairs have been removed from the <br /> existing deck. The building will be clapboard, The height of the building is 32'. <br /> The general grade of the lot is flat, but does become higher. The proposal is to <br /> fill in with 8' of grade. The zoning goes from 'B' to `A.' Most of the existing area <br /> is used as parking. The Committee would prefer that a retaining wall be <br /> constructed in this area, of concrete or block form. <br /> The applicant is scheduled to appear before the Conservation Commission next <br /> week. The applicant should provide a landscape layout plan, and should also <br /> show the proposed retaining wall on the plan. <br /> The Committee has no objection to the plan, but would request the applicant <br /> provide a bond for the landscaping proposal. <br /> Sign Review <br /> 3. World Gym — 106 Falmouth Road <br /> Mr. Moses and Mr. Mills are representing World Gym. The applicant is requesting <br /> signage under 174-55. The signage allowed is 48 square feet. World Gym <br /> occupies the back of the building, on the left side, from front to back. The <br /> building is 120' long by 14' high. <br /> The current World Gym sign is red lettering, black trim, with white background. <br /> The applicant would request a directional sign, in yellow, at the complex <br /> entrance signboard. The Committee advises that the directional sign at entrance <br /> could be in yellow, but the directional sign cannot be an advertising sign. They <br /> are allowed one sign at their location on the side of the building. <br /> The exposure side of the building fronts Route 28. The adjoining lot is currently <br /> scheduled for development. The large white pines fronting on Route 28 are part <br /> of the buffer zone. <br />
