The <br /> proposal calls for a 7,200 square foot steel industrial building. This is a <br /> contractor's yard, containing equipment, and the stockpiling of loam. The intent <br /> is to sell loam material from this site, using the contractor trucks. <br /> The current site plan is short of parking. There will be the need for ten parking <br /> spaces, including one space for the office. There must be 900 square feet per <br /> parking space. On a site with less than 25 parking spaces there is no need for <br /> handicap space. Town by-law requires that industrial parking space must be <br /> paved. The parking space for cars must be asphalt, while the parking space for <br /> trucks could be of concrete. This area contains MDC drains. <br /> An industrial site will need an uncleared buffer; minimum 25' buffer, wooded or <br /> landscaped. The committee advises that the septic system must be moved to <br /> new area. There will be one 6' square sign, and also security lighting. <br /> The proponent is advised that a parcel with over one acre open space must go <br /> before Cape Cod Commission. There is the possibility that Echo Road will be <br /> taken over by the town and paved. There is no requirement to fence this <br /> property. A security gate may be installed. The proponent is scheduled before <br /> the Planning Board on November 15t, after which he may return before the <br /> committee.
