Design Review Committee -2- June 27, 2001 <br /> Corner lot on two streets requires 75' Oakland Road front yard setback variance <br /> from Board of Appeals. A variance is needed for the 25' minimum buffer; no <br /> buffer exists, but existing road might be used as buffer. A 50' commercial <br /> residential buffer.required. Technical Review states there must be enough <br /> access for fire department equipment. There are no buffers shown on the plan. <br /> The plan shows drainage of water off the property and onto adjoining Lot 10; <br /> drainage should be worked into catch basins. A septic system is shown at the <br /> rear of lot, and the Committee advises septic system could be placed at the front <br /> of lot and put under pavement. A.grading plan is required. A handicap walk and <br /> stairs must be shown on plan; platform needed outside front door. The parking <br /> requirement is one space per 150 sq. ft. <br /> The Committee accepts the building structure itself. The proponent must submit <br /> a list of variances. The plan needs to be revised and redrawn, and the building <br /> should be shown on new plan. The proponent is scheduled to meet with Zoning <br /> Board on July 11th. <br /> Preliminary Plan Review <br /> I . . 84 Algonquin Avenue — Casey Tree &_Landscape, Inc. <br /> The proponent is Frank Casey, who is appearing for input and advice on <br /> preliminary plan and on residential issues. The proposed building is 80' by 40'. <br /> The indicated storage on this site would be landscaping material, such as <br /> granite, shrubs. There is a steep grade to one side of lot; proponent indicates <br /> major excavation work needed around this steep grade to make it more flat. <br /> One quarter of this lot has been designated a vernal pool site thus eliminating <br /> the only existing flat workspace area shown on preliminary plan. <br /> The lot needs all site area variances, including front yard setback and buffers. <br /> The building would need variance on 75' buffer from street. There is no parking <br /> shown on preliminary plan. The lot has a grading problem. There are issues <br /> with the residential district. Abutter may have paved over and past the lot line. <br /> The Committee feels the lot is too small and the plan doesn't work. <br />
