225 Ashumet Road(continued) <br /> • Ms. Mendes said driveway would be stone/gravel. <br /> • Sheldon inquired as to size of driveway and location of nearest hydrant. <br /> • Catherine advised they would need a curb cut with a paved apron at the driveway. <br /> • Sheldon noted that as long as it's built under code, then it's fine. <br /> • No permits will be issued until stumps cleared;.and Ms. Mendes was told not to cut any <br /> more trees down. <br /> • Either living room or family room has to have a 6 foot opening...one is needed. <br /> • Opening from stairwell can be 6 feet. <br /> • Design plan cannot be designed.for.6 bedrooms... This plan..shows 5 bedrooms which-is <br /> fine and would.not require denitrification. <br /> • Run from.table.to D-Box has to.be changed to under...100 feet. Over` 100 feet would <br /> require a manhole so moving it will save money since you wouldn't need to.put in a <br /> manhole. <br /> • Rich advised applicant that new-building code is coming into effect.so..they should do.this <br /> before October 1st. Therefore they are going to apply to ZBA quickly to move it along. <br /> 14 Sampsons Mill Road <br /> SP-06-58 and V-06-57 to allow Commercial building with retail sales <br /> Requests adding Medical to use <br /> Applicant—James Crocker, Jr. <br /> Representative--Kevin Kirrane_ <br /> Kevin Kirrane and James Crocker appeared. Kevin Kirrane addressed the Committee saying that <br /> basically they are only seeking to change the use because at the present time the tenant wants to <br /> occupy the building for medical purposes. He said they are not making any changes to the site or <br /> to the exterior of the building. The request was reviewed and discussed-following <br /> comments/issues were raised. <br /> • Request is not for changing use but, rather, for adding use to Medical. Mr. Kirrane noted <br /> they have applied to the Board of Appeals to add the medical category. He said.they are <br /> scheduled to appear at the'ZBA on August 8th. <br /> • Parking spaces meet requirement; however, 3 handicap parking spaces are needed. Mr. <br /> Kirrane said this would be done. <br /> • Glen asked whether entire building to be medical or any other use? Mr. Kirrane <br /> responded that the front building will be medical and will be limited to 2 doctors. He said <br /> it would be a medical office to handle walk-ins; day procedures; and things of that nature. <br /> • According to Mr. Kirrane,the curb cut off 28 was finally approved in 2007 by ZBA. <br /> • Tom Fudala asked how come special permit hasn't expired since it was 5 years old? Mr. <br /> Kirrane said they've been in contact with Building Department. <br /> • Walter mentioned that the guard rail is a real eye sore. Mr. Crocker agreed and said he <br /> would took into making it look better'if-it can be done. <br /> • Glen pointed out the Engineering plan shows the septic system is designed to support one <br /> doctor but can easily be amended to support design flow to support 2 doctors. Glen asked <br /> they change the design flow then show new plans to this Committee. <br />
