Site plan Review <br /> Willowbend — Comdex and Villa Unit Plan at Simon's Road <br /> Matthew Eddy, Baxter Nye Engineering and Surveying <br /> Changes to the plan originally a -roved on May 22 2008 <br /> Matt Eddy, Jack McElhiney, and David Wood appeared. Matt Eddy addressed the Committee saying <br /> that the Planning Board requested they come back to this Committee. He showed the Site Plan that <br /> was approved May 22, 2008; and explained the changes made after meeting with the Planning Board <br /> 3 or 4 times and having more meetings with abutters. There followed a lengthy review and <br /> discussion of the proposed changes, which included the following: <br /> • Willowbend agreed to eliminate moving the road and will use the existing Simons Road. <br /> • All units have single car garage. <br /> • Golf cart storage garage eliminated. <br /> • Extended buffer. <br /> • Matt said they spoke with Sheldon Hamblin yesterday and he made a couple of suggestions— <br /> they widened entrance and are moving parking to provide better Fire Department access in <br /> front of the 6-unit building. <br /> • Walter questioned whether or not there was a way to shift or pull some buildings back rather <br /> than have the 5 buildings all in a straight row. It looks too massive. <br /> • Tom O'Hara asked whether there was anything they could do with the 3 buildings at the <br /> bottom area where the soccer area is to alleviate abutters' issues there? Jack McElhiney said <br /> they are having landscape designer come in next week. <br /> Landscaping...Tom Jalowy suggested to augment buffer area to shield better and be more <br /> attractive to abutters they should eliminate undesirable trees and re-vegetate the area. <br /> Conclusions: <br /> • Continue road through. <br /> • Eliminate one building and make 2-unit into 4-unit building and shift the other <br /> structu res. <br /> • Stagger buildings so they don't have "row-house" look. <br /> • Augmentation of buffer as suggested by Tom Jalowy. <br /> • Matt Eddy said they are'going to Planning Board with revised Plan; then would come <br /> back to Design Review/Plan Review; and then go to ZBA. <br /> • Check bedroom count. Tom Fudala pointed out that large condo by-law specifies <br /> maximum of 3 bedrooms, they have 4 bedrooms; and small condo maximum is 2 <br /> bedrooms, they have 3. <br /> • Tom Fudala advised they need a variance from ZBA for 3-unit buildings. <br /> i <br /> i <br /> Approval of Minutes... <br /> The Minutes of January 22, 2009 were approved. <br /> Ad_iournment...Meeting adjourned at 11:05 a.m. <br /> Jean Giliberti, Recording Secretary <br /> 3 <br />
