Joao Junqueira of Capewide was <br /> also present_. Mr. Matson said that the site is on C_ommercialStreet;_land-is vacant_on-3-sides;-a -- - <br /> commercial In is across the street; the property is just over 2 acres; in industrial district; site is <br /> wooded and undeveloped; access from Commercial Street; utilities on Commercial Street. Mr. <br /> Matson said they are proposing: <br /> • 2-story office building in the front and attached building would be a warehouse facility. <br /> • 2 floors for the office. No public at the second floor; only Mr. Junqueira's office. <br /> • Parking...13 spaces needed; they are providing 15-1 handicap van accessible. Parking lot <br /> totally paved. Tom O'Hara said they may have to expand to provide parking; Mr. Junqueira <br /> said they have plenty of room to do that. He also said that the small trucks are taken home <br /> every day; they are not left there overnight. <br /> One entrance off Commercial Street. <br /> Enough room for tractor trailer maneuvering; and will accommodate fire truck. Sheldon <br /> Hamblin commented that he does have the plans. <br /> Dumpster enclosed with fencing. <br /> • Utilities...run everything underground. <br /> • Septic...Design flow 546 gallons/day; less than 600. <br /> • Drainage...2 systems possible: (1) in front rain garden; or(2) in back drainage. <br /> • Meets all zoning ordinances. <br /> • Use Group: Mr. Junqueira said use is storage; office. He said they are going to consolidate <br /> their operations to this one site. The garage will be used for equipment. <br /> Tom Fudala questioned material to be stored at outside storage area. Mr. Junqueira said soil <br /> would be there and nothing hazardous would be stored. <br />
