203 Industrial Drive (continued) <br /> CONCLUSION: <br /> Ben Perry recommended to approve the Plans as submitted with conditions stated: <br /> • • With sprinklers if the gross floor area is over 7500 square feet. <br /> • 2 hours fire separation between the office and warehouse parts of the building. <br /> • Updated Plans with correct street name and address. <br /> • Office should be built to grade or have a ramp for handicap access. <br /> • Permanent silt fence between material storage area and the drainage swales. <br /> Tom Fudala seconded this motion and it was approved unanimously by Plan Review <br /> members. Since Design Review did not have a quorum present, vote not taken from that <br /> group. <br /> Mashpee Woods <br /> Map 19, Parcel 10 <br /> Change of plans to 11 lot subdivision <br /> 2 commercial lots and 9 industrial <br /> Representative - Mike Ford <br /> Mike Ford, Michael McGrath and Jeffrey Ford appeared. Mike Ford said they are representing Cape <br /> Cod Bank who is now the owner of this Mashpee Woods property. He said current Plan on back is <br /> 40B project. In addition approved subdivision for 4 lots-2 lots in commercial zone; 2 in industrial <br /> zone. Special Permit issued by Mashpee Planning board was recently extended at the bank's <br /> request. The bank is looking to go in different direction with the property and the current permits. Mr. <br /> Ford said this redirection is a mandatory DRI and would be required to meet with Cape Cod <br /> Commission and they met with them in putting together this as a DRI. The reason they are here is <br /> Tom Fudala suggested it might be good to get comments from Plan Review at this early stage. <br /> •— They met with Fire Chief and had some discussion and Chief advised them to look at the issue <br /> of having some turn around on this road so that the issue of road being blocked would be able <br /> to be mitigated. <br /> • They would be asking approval from the Town of a waiver of subdivision rights. <br /> • Bank hasn't finally decided with the direction to go on this, they do intend to ask the ZBA for a <br /> modification of the 40B extension. <br /> • They said Tom Fudala had told them that the Town would look more favorable if this became <br /> an all-rental as opposed to for-sale units. <br /> If they do this alternate plan, then 40B would be gone. <br /> Tom O'Hara asked: Why are we here? Other than a road issue, which Sheldon could have <br /> answered that question. Mike Ford responded "you are right. He said it was suggested we come for <br /> comments and so we did that. <br /> Sheldon Hamblin said in regard to the fire access for the Fire Department, the plans Sheldon has <br /> show a 40 foot layout but it probably would only be 20 foot surface. Tom Fudala noted that under <br /> Planning Board's new subdivision regulations it would be 24 feet width. Sheldon said the Chief tells <br /> him that the Chief expressed concern about the roadway. If this is commercial/industrial, then <br /> buildings are going to be large so we will need to set up the tower. The tower takes 20 feet of <br /> 3 <br /> i . <br />
