Minutes of Combined Meeting of ✓G� <br /> Mashpee Design Review Committee and <br /> Mashpee Plan Review Committee <br /> Held Thursday, September 23 2010 <br /> Mashpee Town Hall Meeting Room 3 <br /> Design Review Members Present: Tom O'Hara, Bob Nelson, and George Petersen, Jr. <br /> Plan Review Members Present: <br /> Richard Stevens, Building Inspector <br /> Charlie Maintanis, Local Inspector <br /> Sheldon Hamblin, Deputy Fire Chief <br /> Ronnie Warden, Assistant Health Agent <br /> Tom Fudala, Town Planner <br /> Ben Perry, Animal Control Officer <br /> Richard Stevens called the meeting to order at 9:45 a.m. <br /> 107 Commercial Street <br /> Add 504 square feet to dental suite <br /> Karen Gardner, CEO <br /> Karen Gardner appeared and stated they are not looking to increase dentists, staff, etc., just increase <br /> space and make some modification to the exterior. She said there is a 500 square feet alcove to fill <br /> in. Highlights of the discussion included the following: <br /> _ • Karen Gardner said-there-is-an-existing.door-to-the-parking-lot-and-they will-add-another-door.— — <br /> • 100 parking spaces there with parking area they have added. <br /> • Addition will be tied into existing fire alarm systems. <br /> • They will decrease handicap space by one. <br /> • Charlie Maintanis advised that he was at the site and they have a handicap space without an <br /> access aisle. Karen Gardner said she will address this. <br /> • Entrance will be through the main lobby. <br /> • Karen Gardner said Tom Fudala suggested they call Cape Cod Commission because they are <br /> over the 10,000 square feet. <br /> CONCLUSIONS: <br /> • Tom Fudala advised since over 5% expansion of the building they have to go to the <br /> Planning Board and they need a public hearing. <br /> • Site Plan has to have elevations. <br /> • This is an informal discussion so they will have to come back to Design Review/Plan. <br /> Review Committee meeting. <br /> • They need to file a special permit application with Town Clerk to go through the special <br /> permit modification process. <br />
