PLANNING BOARD
MASHPEE TOWN HALL
MEETING OF JUNE 5, 1985
The following members of the Mashpee Planning Board were in attendance: Chairman Richard
Dubin, Harold Collins, Richardson Jonas and Michelle Stone (arriving at 10:35 p.m. ) .
Charles Rowley, Town Engineer, was also in attendance.
Chairman Dubin convened the meeting at 8:10 p.m.
Continuation of Roberts Realty Hearing- Cranberry Ridge
Mr. Robert Raymond,a representative of Roberts Realty, appeared before the Board. He said
that at the last meeting, the Board requested him to get a clearance from the Board of Health
for the sub-division. The Board of Health found the layout of the sewage and the proposed
well satisfactory (see B.O.H. letter dated June 5, 1985) .
Mr. Raymond went on to say that the plan is essentially the same with some drainage changes
which he gave to Mr. Rowley. At this point, the Board viewed the plan with the changes.
Mr. Raymond said that all of the locations conform to the 150 ft. town 'requirement. He said
that the distance from Mr. Becker's well and the nearest septic system is 300 some odd feet.
Chairman Dubin commented that it looked good and asked about the drainage changes..
Mr. Raymond commented that four times the percolation rate would change the drainage size
and that his calculations will support the drainage on the plan. He pointed out the basins.
Chairman Dubin asked if anybody in the audience had any comments on the plan? There were
none.
Chairman Dubin commented that the Board worked it over pretty well. He asked the Board for
a vote. Harold Collins moved to accept the plan subject to review of the drainage by the
Town Planner. Richardson Jonas seconded. All present in favor. Note: Original plan was
left with Board. Charles Rowley asked Mr. Raymond if they intended to put mounds on the
street? Mr. Raymond replied "yes".
Public Hearing - Sub-Division of Land Located on Rte. 28
Petitioner : Rogers and Marney, Inc.
Chairman Dubin read the public hearing notice. The Board reviewed the plan summary submitted
by the Town Engineer.
Mr. William Nye of Baxter & Nye was present to represent the petitioner. Mr. Nye outlined
the location of the land mentioning that it is between what formerly was LaBute Industrial
sub-division of where Silvia & Silvia are developing a complex on Rte. 28. He said that the
parcel had a small amount of frontage which was improved by acquiring Bome land from Silvia
& Silvia. He said that there were -some recommendations by the Board at the preliminary --
which they followed most of them. Mr. Nye commented that the land is zoned industrial.
Making reference to the Plan Review Summary, Mr. Nye asked if the Town Engineer received the
revised profiles which were mailed to him? The Town Engineer said that he has not seen them.
Mr. Nye will send another package.
In answer to the first comment on the Plan Review Summary, Mr. Nye commented that they will
show the width of the street on the plan stating that it is 50 ft. wide and that they are
proposing a 24 ft. pavement inasmuch as it is an industrial sub-division and that they will
make the turn around at the end extra big.
