Terry <br /> said that would be allowed in the commercial zone. <br /> Mr. Wasil said he had owned business-zoned land here for 20 years, and has paid taxes on <br /> it, which was hard to do at some times during the Indian Suit. In fact, he had to lose <br /> other property to keep this commercial parcel intact. Now you want to zone some of my <br /> land industrial, he said. Mr. Marsters explained to him that he was misinterpreting <br /> the map. Chm. Terry emphasized that no land here is zoned industrial. <br /> Buff Chase said he agrees that most of the owners support the Village Concept. However, <br /> some of the suggested changes don't seem to consider everything, he said. He said he, too, <br /> thought it would have been helpful for Mr. Barber to talk to the property owners during <br /> the planning stages of the proposal. He said some people, as well as Sel. Thomas, seem to <br /> think it would be easier to 'effect these changes if there were more, smaller property <br /> owners, rather than having one owner holding the major share of the area under discussion. <br /> However, he feels this is an advantage to the town. He urged more flexibility in the <br /> planning, saying some of his corporation's future plans would be restricted by the pro- <br /> posal. He said he would like to see the possibility left open to reduce the townhouse <br /> zone, and increase that allotted for C-1, in case it is necessary. Don't zone yourselves <br /> into a corner, he advised. <br /> Mr. Chase continued that perhaps incentives could be built it to persuade Mr. Kirsner to <br /> build offices on his land - but that's tough, when it is not something you really want to <br /> build, he said. <br /> Morris Kirsner reiterated that his family is totally committed to working with this com- <br /> mittee, and that they do support the Village Center Concept. <br /> Sel. Thomas said that Nashpee now has the opportunity to do something that no other town <br /> on the Cape has - to create something that is visually attractive. Obviously, the land- <br /> owners want the opportunity to do what they want with their own property. The whole pur- <br /> pose of this is to make the town attractive for our own people - and to others who might <br /> consider:-.coming here, she said. <br /> Mr. Kirsner said he hopes the committee will pursue the idea of a Review Board, and it <br /> should be made up of people within the town, he feels....."people who are in tune with it". <br /> Chm. Terry said all this information will be taken back to the consultant, then we will <br /> discuss it some more, and have a Public Hearing. He said it is the hope of this committee <br /> to make progress, even if it is slow - moving forward a little each year. He feels that <br /> Brian Barber has done some good things. George Benway agreed, saying at least he got us <br /> all here. <br /> Sel. Garland said it appears to him the plan could stay in place with just removing #7 and <br /> #8 in the Sunnary of Zoning Changes Proposed. .. .everything else could stay intact. But Mr. <br /> Marsters said that #2 bothers him, also - he would like to see more buffer room allotted <br /> before starting with the townhouses. Buff Chase questioned putting townhouses against <br /> C-1 on Route 28 - he doesn't feel that's a good place for residences. Pauline DeLory <br /> reminded everyone of the original hope that this would create a place where senior citi- <br /> zens could live and walk to everything. <br /> Sel. Thomas asked, if Route 28 was allowed to go C-1, wouldn't we be permitting a strip? <br /> Mr. Marsters felt if a mad could be put in on the C-1 boundary, it would relieve the <br /> traffic situation, and help everyone. Sel. Garland stated he disagreed with Mr. Marsters <br /> regarding the residential buffer. Bob DeLory said he disagreed with Mr. Marsters relative <br /> to not having residences near C-1 - that's ideal for senior citizens, he believes. Mrs. <br /> DeLory would prefer not to have the senior citizens be required to cross the road. <br />
