BOX 1108 <br /> MASHPEE, MA 02649 <br /> March 31 , 1983 <br /> PUBLIC HEARING <br /> ON <br /> VILLAGE CONCEPT <br /> To Interested Parties, <br /> As described in the attached legal notice to be published in <br /> the Falmouth Enterprise on April 1, 1983 and April 8, 1983 there <br /> will be a public hearing on April 16, 1983 to receive comments <br /> on proposed zoning admendments affecting the commercial property <br /> around the Mashpee circle to the rivers. <br /> These proposed changes are contained in an article for action <br /> on the May warrant of the Annual Town Meeting as recommended by the <br /> Growth Study Committee. This Committee was created by Town Meeting <br /> vote in May 1980 and is composed of the Planning Board members , the <br /> Selectmen, and representatives of Conservation Commission, Board of <br /> Health and others . Because there was a major concern that the Town <br /> was being developed to rapidly and with no control , the Committee <br /> was formed and funded to work with a consultant in developing a plan <br /> for the future growth of Mashpee . <br /> The "Village Center Concept" being proposed emphasizes a mixture <br /> of residents, office space , retail space, and a recreation area as <br /> well as ancillary roads in an effort to prevent "strip" zoning and <br /> to eliminate the traffic congestion in the area while protecting <br /> the environment. Expanded commercial activity is encouraged through <br /> "incentive" zoning provisions . Other significant changes being pro- <br /> posed involve decreasing density limits for the residential zone area <br /> and increasing the "buffer" zone at the Mashpee and Quashnet Valley <br /> Rivers to three hundred feet. <br /> The Planning Board intends this Public hearing to be more than <br /> only a legal requirement to receive comments on proposed zoning by- <br /> law amendments. They see it as an opportunity for Mashpee residents <br /> and property owners to become informed and to provide input into the <br /> planned future development of the Town. All interested parties are <br /> encouraged to attend. <br />
