i! <br /> ti <br /> AMENDMENTS TO THE <br /> MASHPEE ZONING BY-LAWS <br /> 1975 <br /> Section 7.4 Land Space Requirements,. <br /> Minimum front yard depth in residence district R-1 is to be <br /> forty [40] feet. <br /> Minimum lot size In commercial districts C-2 is to be twenty <br /> thousand [20,0001 feet. <br /> Minimum lot frontage in commercial districts C-2 is to be one <br /> hundred twenty-five [125] feet. <br /> Minimum front yard depth in commercial districts C-2 is to be <br /> seventy-five [75] feet. <br /> Section 7.4 [footnote 101 Land Space Requirements <br /> [10] All land space requirements shall apply to accessory uses. <br /> [11] Where private subdivision roads serve only industry, <br /> minimum front yard depth may be seventy-five[75]feet, twenty-five [25] <br /> feet of which shall be left wooded or suitably landscaped and not to be <br /> used for parking. <br /> Section 9.42-10, Special Provisions—Exceptions to Cluster Zoning <br /> Each lot shall contain not less than fifteen thousand [15,000] <br /> square feet except that where a lot abutts significant common open space <br /> of at least one hundred[100]feet depth [measuring on the perpendicular <br /> from the back lot line],the Planning Board may reduce the requirement to <br /> twelve thousand five hundred [12,5001 square feet. <br /> Section 9.42-11 <br /> A minimum of twenty-five percent [25%] of the total tract, <br /> excluding sidewalks, reads, and ninety percent [90%] of wetlands, shall <br /> be common open space. <br /> Irt. 15. .Amended bylaws im Section VII, <br /> Land Space Requirements Table footnotes: <br /> " On lots abutting streets or public <br /> ways on more than one side the front yard <br /> requirements shall apply to each of the <br /> abutting streets and public ways. In the <br /> case of undefined ways, the measurements <br /> shall be taken from the center of the road <br /> and an additional twenty feet shall be required." <br />
