The Zoning By-Law of the Town of Mashpee in all <br /> respects, in addition to the conditions of the Subdivi- <br /> sion Control Law. <br /> I. Before approval of a plan, the Board shall: <br /> 1. In proper cases, require the plan to show parks and/or <br /> beaches suitably located for playground or recreation <br /> purposes or for providing light and air and not un- <br /> reasonable in area in relation to the area of the land <br /> being subdivided and the prospective uses of such <br /> land. <br /> 2. Require provision for the construction of ways and the <br /> installation of municipal services by the Performance I <br /> Guarantee in accordance with the rules and regula- <br /> tions of the Board. The delivery of said Performance <br /> Guarantee shall be after the vote of approval but <br /> before the endorsement of approval of the plan. <br /> I ; <br /> J. The Board, within sixty days of submission of a plan or <br /> such future time as is requested by the applicant in writing <br /> and agreed to by the Board, shall: } <br /> 1. Approve, modify and approve, or disapprove plan. In I; <br /> event of disapproval, the Planning Board shall state f' <br /> in detail wherein the plan does not conform to the i <br /> rules and regulations of the Board or to the recom- <br /> mendation of the Board of Health, and shall revoke f <br /> its disapproval and approve a plan which as amended <br /> conforms to such rules and regulations or recom- <br /> mendations. <br /> h <br /> 2. File certificate of its action with the.Town Clerk. <br /> 3.
