r <br /> I: <br /> square feet, normally required for the district in <br /> which the tract is located. <br /> 3. The lots for building purposes shall be grouped in <br /> a cluster or clusters, -and within each cluster the j <br /> lots shall be contiguous. <br /> 4. Each lot shall have a minimum frontage of seventy- <br /> five (75) feet on a public or private way except as <br /> provided for under footnote number 1 of Section <br /> 7.4. <br /> 5. The minimum lot width at the building line shall <br /> be not less than one hundred (100) feet. <br /> 6. Provision shall be made so that Open Land shall <br /> be owned: <br /> a) in common by Owners of the lots in the tract, <br /> or, <br /> b) by a membership corporation, trust, or associ- <br /> ation whose members are all Owners of the lots I <br /> in the tract, or P <br /> c) by the town, or <br /> I <br /> d) otherwise as the Planning Board may approve. <br /> 7. Provisions shall be made so that Open Land shall <br /> be: <br /> a) Restricted to any one or more of the following j <br /> uses: recreational, agricultural, conservation or <br /> park. i <br /> b) Open to such uses by at least the Owners and <br /> occupants of the lots in the tract. j <br /> c) Restricted so that no structure shall be erected <br /> thereon except as an incident to the above uses, <br /> and no such structure shall be more than 15 j <br /> feet in height. <br /> 8. Provision shall be made so that each dwelling shall <br /> be set back from the public way or private way on 'J <br /> which its lot is located not less than thirty (30) <br /> feet. <br /> 9. Provisions shall be made so that each dwelling <br /> shall have two side yards each of at least fifteen j <br /> V (15) feet and a rear yard of at least twenty (20) � <br /> feet. <br /> n <br /> 3.5 <br />
