She suggested identifying the area as Industrial Service Trade area. <br /> At this point the Chairman entertained a motion be made in this regard. <br /> MOTION: Dennis Balzarini made a Motion to re-identify the designation subject land <br /> as Other; which Motion was duly seconded by Thomas O'Hara and so voted <br /> unanimously. <br /> Public Hearing <br /> Mashpee 130 Shoppes, Inc. — 470 Main Street <br /> Special Permit for Development-Redevelopment of Retail and Office Buildings <br /> In C-3 Zoning District <br /> The appointed hour having arrived the Chairman read the Public Hearing Notice <br /> into the record and called the Public Hearing to order. <br /> The Associate Member, Mary Waygan, recused herself from the Public Hearing, <br /> and left the Conference Room as she is an abutter to the property. <br /> The Chairman then recognized Ann Sobleski, representing the Applicant, who then <br /> introduced the engineer Peter Sullivan and Landscape Designer, Wayne Tavares. She <br /> explained that the proposed project is a redevelopment of the existing site. Applicant has <br /> appeared before Plan Review and Design Review twice and the plans have been revised <br /> to reflect their suggestions and changes. This property is also subject to Historic <br /> Commission review process and they will determine the final exterior details. <br /> The site has three existing buildings on it, two small buildings located near <br /> Ashumet Road. The Zoning Board of Appeals has given approval by Special Permit for <br /> the removal of said two buildings and for their replacement. Said buildings were <br /> structurally unsound and are not being replaced by larger buildings, there will be no <br /> changes to the footprint. Said buildings are being proposed for general office use. The <br /> larger building is structurally sound and Applicant is proposing a renovation with some <br /> slight changes to the building. The only change to the building footprint will be to close <br /> off the walkway. There are building plans,however the builder has not yet arrived at the <br /> meeting. The back deck will also be removed and replaced with a handicap ramp access <br /> and grass. <br /> One major change as suggested by Plan Review/Design Review is the addition of <br /> the grass strip to separate the bikeway from Route 130, and the addition of a sidewalk <br /> and grass strip on Ashumet Road. There will be additional trees in this area as well. The <br /> front building will be used for a specialty retail shops. A traffic study has been submitted <br /> which analyses the number of vehicle trips generated by the entire site on any given day <br /> and which is well under the requirement for specialty retail on a Special Permit being 107 <br /> trips entering and 107 trips exiting for the entire day. The proposed parking area has <br /> been located towards the abutting property due to site constraints which has dictated the <br /> 7 <br />
