Town of Mashpee <br /> ins, , seta 16 Great Neck Road North. <br /> r� g Mashpee, MA 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MARCH 26, 2025 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, March <br /> 12, 2025, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great <br /> Neck Road North. Chairman, Ron Bonvie, Vice Chair, Sharon Sangeleer, Board <br /> Members, Jonathan Furbush, Scott Goldstein, Bill Blaisdell, and Associate Members, <br /> George Ganzenmuller, Charlie Reidy, and Mike Milbury. Also present was Building <br /> Commissioner, David Morris. <br /> Chairman, Ron Bonvie opened the meeting at 6:00 pm and announced that the <br /> hearings were being televised live on Mashpee TV. He will take comments after each <br /> hearing. <br /> CONTINUED HEARINGS <br /> 24 Seconsett Point Road: Owners, Joshua and Nicole Delman request a Variance <br /> under §174-31 (Land Space Requirements), and §174-33 (Setback to wetlands) of <br /> the Zoning Bylaws to vary the lot coverage and setback to wetlands to allow for <br /> construction of a single-family residence on property located in an R-3 Zoning <br /> District, Map 124, Parcel 35, Mashpee, MA. (Continued from 11113124, 12/11/24, <br /> 118125, 2/12/25, and 3112125 at the request of the Attorney). <br /> Attorney Christopher Kirrane represented the Owners, Joshua and Nicole Delman <br /> for 25 Seconsett Point Road. The Board knows this is a vacant lot and is 98% in the <br /> flood zone which requires a Variance from lot coverage and setback to wetlands for <br /> new construction. This hearing was continued so the Board could review additional <br /> information. The Board needed to understand the hardship and the uniqueness of <br /> the lot. Attorney Kirrane provided an analysis that included case law hoping to <br /> convince the Board that his client is entitled to a Variance. The Board also reviewed <br /> the information in Bobrowski's book citing various cases and footnotes. Attorney <br /> Kirrane reviewed those cases in the book as well, and how they may apply to this <br /> case. <br />
