Town of Mashpee <br /> ins, , seta 16 Great Neck Road North. <br /> r� g Mashpee, MA 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> APRIL 23, 2025 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, April 23, <br /> 2025, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck <br /> Road North. Vice Chair, Sharon Sangeleer, Board Members, Jonathan Furbush, Scott <br /> Goldstein, and Associate Members, George Ganzenmuller, Charlie Reidy, Robert <br /> Caggiano, and Mike Milbury were present. Also present was Building Commissioner, <br /> David Morris. <br /> Ms. Sangeleer opened the meeting at 6:00 pm and announced that the hearings were <br /> being televised live on Mashpee TV, and that she will preside over the hearings for <br /> Chairman Bonvie who was not able to attend. She will take comments after each <br /> hearing. <br /> CONTINUED HEARINGS <br /> 27 Keel Way: Millers Pools Inc. requests a Written Finding under §174-17 and <br /> §174-33 of the Zoning Bylaws and MGL Ch. 131 §40. Proposed construction of a spa <br /> shall be setback at least fifty (50) feet from any water or wetland on property located <br /> in an R-3 Zoning District, and Little Neck Bay Cluster Subdivision, Map 120, Parcel <br /> 135, Mashpee, MA. Owners of Record: Robert A. Sherman and Kim S. Sawyer. <br /> (Continued from 3126125 hearings at the request of the Board). <br /> Mr. Cauley presented. Also present was Raphael Nogueira with MillersPros. The <br /> hearing was continued at the request of the Board for the applicant to revise the site <br /> plan. The lot is totally in Land Subject to Coastal Storm Flowage. <br /> Ms. Sangeleer asked for Board comments. Mr. Furbush asked Mr. Morris if a <br /> Variance would be required for the proposed spa. <br /> Mr. Morris said that the entire lot is in a flood zone and is pre-existing which requires <br /> a Written Finding. They are not creating a new nonconformity. Mr. Morris said that <br /> the applicant revised the site plan as requested. <br /> There were no more Board comments. <br />
