MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> SEPTEM13ER 9,2020 <br /> Mr. Bonvie made a motion to issue a Written Finding to Mansoor Ahmad Java, of 100 <br /> Great Neck Road North, d/b/a Wigwam Pantry requests a Written Finding under §174-17 <br /> -of the Zoning Bylaws to change a pre-existing, non-conforming use from a strip <br /> club/bar/restaurant to a convenience store in an area consisting of approximately 2,000 sq. <br /> ft. on property located in an R-5 Zoning District, Map 45 Parcel 3, Mashpee, MA. Owner <br /> of Record: Juan Marichal, Trustee of the River Bend Village Trust with the following <br /> conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Written <br /> Finding under Mass General Law 40A Section 6. <br /> 2. A prepared site plan shows that deliveries have to be onsite with no detriment to <br /> traffic flow along Great Neck Road North and along the side of the building. <br /> Delivery vehicles should access travel through the parking lot and around the <br /> building. <br /> 3. The change of the facade and any signs will be reviewed by the Design Review <br /> committee. <br /> 4. Conditioned on all Town Department comments read into the record. Including but <br /> not limited to the Board of Health comments. <br /> 5. An engineer,consultant,or representative of the Town to review any and all design <br /> drainage criteria for the exterior. <br /> Jim Gould, seconded, yes. <br /> Scott Goldstein, yes, <br /> Bill Blaisdell, yes, <br /> Ron Bonvie, abstained <br /> Jonathan Furbush,yes. <br /> The Board voted 4-1 in favor of the convenience store. <br /> CONTINUED HEARINGS <br /> 424 MonomoseqE Road- Owner,Kim Sieurin requests a Special Permit under §174.17.1 <br /> of the Zoning Bylaws to raze and replace a three (3) bedroom non-conforming residential <br /> structure on property located in an R-3 Zoning District,Map 124 Parcel 49,Mashpee,MA. <br /> (Continued from August 12, 2020 hearings at the request of the Attorney). <br /> 424 Monomoscqj Road- Owner,Kim Sieurin requests a Variance under§174-33 (setback <br /> from wetlands) of the Zoning Bylaws to allow for raze and replace a three (3) bedroom <br /> non-conforming residential structure with a new single family residential structure and pool <br /> on property located in an R-3 Zoning District, Map 124 Parcel 49, Mashpee, MA. <br /> (Continued from August 12, 2020 hearings at the request of the Attorney). <br /> 4 <br />
