Hargus 2004 Trust <br /> 80 Whippoorwill Circle (Map 125, Parcel 185) <br /> Mashpee,MA 02649 <br /> FINDING-2024-5 8 <br /> SPECIFIC FINDINGS <br /> The subject property located at 80 Whippoorwill Circle contains a total of 15,901 square feet of <br /> land. The dimensional requirements located in an R-3 Zoning District are as follows: <br /> Minimum Lot Size—40,000 square feet <br /> Minimum Frontage— 150 square feet <br /> Minimum Front Yard Setback—40 feet <br /> Minimum Side and Rear Yard Setback— 15 feet <br /> Maximum Height—35 feet <br /> Maximum Lot Coverage—20% <br /> Upon motion duly made and seconded at the Public Hearings on Wednesday,November 13,2024, <br /> the Zoning Board of Appeals voted unanimously to issue a Written Finding to Owner, Stanley M. <br /> Hargus, Trustee of the Stanley M. Hargus 2004 Trust pursuant to §174-17 and §174-33 of the <br /> Zoning Bylaws, and M.G.L. 40A, §6 to allow to lift a pre-existing, nonconforming single-family <br /> dwelling onto a FEMA compliant foundation in the same footprint,add an attached garage, and an <br /> addition on piers on property located in an R-3 Zoning District, at 80 Whippoorwill Circle, Map <br /> 125, Parcel 185, Mashpee, MA with the following conditions: <br /> 1. Site Plan—Prepared for Stanley Hargus, Project: 80 Whippoorwill Circle, Mashpee, MA. <br /> Date: September 13, 2024, Prepared by: Cape & Islands Engineering, Stamped and signed <br /> by Charles Rowland, Registered Civil Engineer,No.: 52699, and Matt Costa,Professional <br /> Land Surveyor,No.: 52282. <br /> 2. 80 Whippoorwill Circle: A.1: Existing Floor Plans, A.2: Existing Elevations, A.3: <br /> Proposed Floor Plans,A.4: Proposed Elevations,A.5: Proposed Elevations. Date: 8/15/24. <br /> Prepared by: Testa Engineering Associates. <br /> 3. Conditioned on all Town Department comments read into the record including but not <br /> limited to the Conservation Department and Board of Health. <br /> 4.
