<br /> • All storm water runoff will be captured on site through the installation of drywells,
<br /> whereas there are no existing storm water management features on the property.
<br /> • The proposed increase in building footprint is consistent with other projects that have
<br /> been approved by the Board.
<br /> • Construction of the dwelling is subject to and contingent upon Board of Health final
<br /> approval, as well as Building and Fire Department approval.
<br /> • The Bylaw requires two parking spaces for a residential structure. The Board finds that
<br /> the driveway contains adequate land area to provide sufficient parking and setbacks, as
<br /> may be required.
<br /> Upon motion duly made and seconded at the Public Hearings on Wednesday,the Zoning Board of
<br /> Appeals voted unanimously to issue a Special Permit under §174-17.1 and §174-33 for 17
<br /> Monomoscoy Road West to Owners,Biria D. and Elaina C. St.John,Trustees of the Biria St.John
<br /> Trust to raze a pre-existing, nonconforming single-family residential structure and replace it with
<br /> a new single-family residential structure on property located in an R-3 Zoning District, Map 114,
<br /> Parcel 20,Mashpee, MA with the following conditions:
<br /> 1. The Board has determined that the applicant meets all the conditions of a Special Permit
<br /> under Mass General Law 40A Section 9.
