(cont. 08.07) (legacy Reg 25) <br /> Mr. Kent stated that the applicant requested another continuance to September 4th in order to address both <br /> abutter comments and the Commission's prior feedback in more detail. <br /> MOTION: To continue to September 4, 2025. <br /> Motion by: Richard Sahl Seconded by: Sandi Godfrey <br /> DISCUSSION: Mr.Colombo asked whether the applicant had received <br /> a new abutter letter that was recently submitted. Mr. Kent confirmed <br /> that it had been forwarded to them earlier that day and would be read <br /> into the record at the next hearing. Proposed addition over existing deck <br /> addition to existing garage, and mitigation plantings. 43- <br /> (Representative: Lionstone Design& Construction) (cont 08.07) (leg Reg 25) 3362 <br /> Mr. Arias explained that the total proposed additions amounted to approximately 747 square feet. One <br /> existing deck would be removed, increasing a setback from 7 feet to 15 feet, and a garage currently located in <br /> the carriage house would be relocated to the main house. The redesign was intended to create accessible, first- <br /> floor living space for an aging parent who would reside there most of the year, while also enhancing the <br /> kitchen and garage layout of the main house. <br /> He noted that although the foundation footprint would increase slightly, the overall impervious area would <br /> decrease due to deck removal. A mitigation plan covering roughly 1,500 square feet of native plantings had <br /> been submitted earlier that day, including enhancements to the coastal dune with beach grass plantings. All <br /> proposed work,he emphasized, was confined to previously altered areas, within the buffer zones of two coastal <br /> banks. <br /> Ms. Thornbrugh thanked the applicants but expressed concern that key materials—including the planting <br /> plan and nitrogen calculations—had been submitted too late for proper review. She said that although the <br /> project narrative was brief, more detail was needed about the construction methodology and stormwater <br /> management, especially given the steep slope leading up to Ocean Bluff Drive. Because of the property's <br /> sensitive location within two coastal bank buffers, she said the Commission must ensure that no adverse <br /> impacts occur during construction. <br /> Mr. Arias responded that all construction equipment and access would remain within existing roadways and <br /> gravel areas, avoiding disturbance to any resource areas.
