Proposed Cabana and Pool Reconstruction. <br /> (Representative: Merrill Engineers and Land Surveyors) <br /> The applicants were represented by Tim Santos of Merrill Engineers and Land Surveyors. The <br /> proposal involved reconstructing an existing pool and patio deck and expanding the structure by <br /> 44 square feet, triggering a requirement for 88 square feet of mitigation plantings. The applicant <br /> proposed 130 square feet of mitigation instead. The property includes bordering vegetated <br /> wetlands to the south, a coastal bank, and a flood zone, though most of the site lies outside the <br /> Commission's jurisdiction. <br /> Ms. Thornbrugh questioned whether the 44-square-foot expansion was within the buffer zone. <br /> Mr. Santos confirmed it was within the buffer. She also inquired about the pool house, which he <br /> clarified was outside the jurisdiction but shown on the plans. Ms. Thornbrugh raised concerns <br /> about increased impervious surfaces and lawn coverage within the buffer, noting that the project <br /> involved replacing existing structures. Mr. Kent explained that an RDA was appropriate because <br /> the redevelopment remained largely within a pre-existing legal footprint and fell within the outer <br /> 75-foot buffer. <br /> 1 <br />
