Proposed Raze and Rebuild single-family <br /> Dwelling with town sewer connection. (Representative: Cape &Islands Engineering, Inc.) 43- <br /> 33xx <br /> MOTION: To continue 367 Mashpee Neck Road to November 13,2025. <br /> Motion by: Sarah Thornbrugh Seconded by: Sandi Godfrey <br /> DISCUSSION: <br /> • Commissioners requested: <br /> • Inclusion of Morris Data Viewer flood exceedance projections for 2030 and <br /> 2050 per Regulation 25. Noted modest 157-square-foot increase in structure <br /> footprint requiring written waiver request. Suggested interim measures if <br /> Town sewer is not active. <br /> ■ Landscape and building plans and details of any retaining walls to ensure <br /> proper evaluation,particularly in coastal bank areas. <br /> o Technical and Mitigation Requirements: <br /> • Flood projections and Regulation 25 compliance required. <br /> ■ Landscape,building, and retaining wall details to be submitted. <br /> • Written waiver requests for minor square footage changes. <br /> ■ Interim or permanent septic compliance measures to prevent nitrogen impacts <br /> if sewer is not available. <br /> o Highlights, Notes and Confirmations: <br /> • Noted the secondary paved driveway removal could provide environmental <br /> benefit. Questioned reliance on Town sewer given that infrastructure is not <br /> yet installed. <br /> ■ Highlighted need for interim nitrogen mitigation if the existing septic system <br /> remains until sewer connection. <br /> ■ Confirmed that if the home is rebuilt before sewer service arrives, an <br /> Innovative/Alternative (IA) septic system must be installed.
