MEETING MINUTES <br /> ZONING BOARD OF APPEALS <br /> WEDNESDAY, OCTOBER 8, 2025 <br /> Mr. Goldstein wanted to confirm that the proposed rebuild and deck on the plan are included in <br /> the proposed lot coverage. Attorney Kirrane stated that it is included on the plan. <br /> Mr. Morris wants a letter from the structural engineer to confirm the integrity of the existing <br /> foundation; that inspections were performed to include any imperfections of the existing <br /> foundation. <br /> Attorney Kirrane stated he advises his clients that a stamped letter from a structural engineer is <br /> required by the Building Commissioner. <br /> The Board had a discussion and has concerns that the foundation will be affected during and after <br /> construction. The engineering letter that was submitted is for pre-construction. The Board will <br /> include a condition in the motion even though this concern is strictly for the Building <br /> Commissioner to review during the permitting process. <br /> There were no comments from the audience. <br /> The homeowner addressed the Board and explained that the existing entrance into the home is at <br /> ground level which is the reason for raising the house and building the porch on the front with a <br /> wooden wall to be built on top of the existing foundation. <br /> Mr. Morris confirmed that inspections will be performed throughout the project. He will make a <br /> note on the building application permit a special inspection be performed on the foundation to <br /> satisfy the Board. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so moved. Mr. Caggiano <br /> second. All were in favor. Mr. Bonvie asked for a motion on the application. <br /> Mr. Goldstein made a motion that the Board approve 19 Cricket Way to raze and replace a single- <br /> family dwelling and replace it on the same foundation with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Special Permit under <br /> Mass General Law 40A Section 9. <br /> 2. Site Plan—Proposed House, Prepared for: Nina Cocomazzi, Plan Date: July 29, 2025, Scale: 1" <br /> = 20', Revised: 9/9/25. Add Limit of work, Hay Bale Detail, Drywells and Drywell Detail. <br /> Prepared by: Falmouth Engineering, Stamped and signed by: Gary S. Labrie, Professional Land <br /> Surveyor,No.: 40039 and Michael Borselli, Civil Engineer, No: 35054. <br /> 3. Design Plans: Cocomazzi Residence, Date: 5/15/25, 19 Cricket Way, A-1: Front and Rear <br /> Elevation, A-2: Left Elevation, A-3: Right Elevation, A-4: First and Second Floor, Prepared by: <br /> Coastline Design. <br /> 4.
