MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> FEBRUARY, 26, 2025 <br /> Mr. Reidy read the Conservation Department comments into the record; <br /> "Resource Areas: Buffer zone to Salt Marsh, Buffer zone to BVW, and LSCSF. NOI <br /> application was approved by the commission with a unanimous vote due to <br /> improvements to buffer zones and resource areas on site with mitigation planting <br /> that includes multiple trees. Other improvements include IA septic system install, <br /> flood compliant foundation, and drywells for SWM." <br /> Mr. Morris mentioned he has building code concerns, and should not be a <br /> concern with the Board. <br /> There were no more questions from the Board. <br /> Chairman Bonvie asked for audience comments. The abutter that resides at 429 <br /> Monomoscoy Road is supportive of the project. <br /> The Board had a discussion and reviewed the list of new improvements in the <br /> proposal. There were no more comments from the Board. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Reidy, so moved. <br /> Mr. Blaisdell, second. All were in favor. <br /> Mr. Bonvie asked for a motion for the application. <br /> Mr. Reidy made a motion that the Board issue a Special Permit to Owners, Mark <br /> H. and Lisa White request a Special Permit under §174-17.1, and §174-33 of the <br /> Zoning Bylaws to raze and replace a pre-existing, nonconforming single-family <br /> structure on property located in an R-3 Zoning District, Map 124, Parcel 55, <br /> Mashpee, MA with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Special Permit under Mass General Law 40A Section 9. <br /> 2. Plot Plan - Prepared for: 425 Monomoscoy Road, Mashpee, MA. Prepared <br /> by: Cape & Islands Engineering, Date: December 20, 2023.
