Chairman, Ronald Bonvie, Board Members, Sharon <br /> Sangeleer, William Blaisdell, and Associate Members, Charles Reidy and Michael <br /> Milbury. Also present was Building Commissioner, David Morris. <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that the <br /> hearings were being televised live on Mashpee TV. He will take comments after <br /> each hearing. <br /> CONTINUED HEARINGS <br /> 90 Wheeler Road: Owners, George L. Rice and Jennifer C. Rice request a Special <br /> Permit under §174-17.1 and §174-33 of the Zoning Bylaws to raze and replace <br /> an existing single family residential structure on property located in an R-5 <br /> Zoning District, Map 57, Parcel 16, Mashpee, MA. (Continued from February <br /> 12, 2025 hearings). <br /> Attorney Christopher Kirrane represented the homeowners seeking a Special <br /> Permit to raze and replace their single family dwelling. Also present was Brad <br /> Bertolo with JC Engineering. Attorney Kirrane stated that the hearing was <br /> continued because the application was waiting to be heard by the Conservation <br /> Commission; and was approved. <br /> The Board knows that the dimensional requirements for the R5 Zoning District <br /> to be 80,000 sq. ft. of lot area, minimum lot frontage of 150 ft., the front yard <br /> setback is 40 ft. and the side and rear are 15 ft. The maximum allowed lot <br /> coverage is 20%, and the maximum building height is 35 ft. The bylaw §174-33 <br /> requires a 50 ft. setback from water and wetlands. <br /> This lot is not situated in a flood zone, but it is nonconforming from lot size and <br /> frontage. The lot size is 24,070 sq. ft. with 100 ft. of frontage along Wheeler Road <br /> which is a nonconforming condition. The only dimensional setback is from the <br /> wetlands that is currently 28.2 ft. <br /> 1 <br />
